The topic of property taxes has come up on a variety of threads, and it's clear that in some parts of the country local property taxes are much higher than others. This thread is to discuss anything and everything related to property taxes.

We're in California.

The property taxes on our home are approximately $3800 per year.

We live in rural NE Oklahoma. Our property taxes on our 800 sq.ft. house with two barns and 2.5 acres is $481 per year. It is escrowed monthly with our mortgage company who pays it annually.

Taxes on our previous house in Oklahoma City (20 yr. old, 1,500 sq. ft. on a lot in a subdivision) was approx. $1,000/yr. and I know it's gone up some since we lived there (3 years ago).

I live in Anchorage, Alaska. My taxes for 2008 were $2726.45 on an appraised value of $209,600.

I generally agree with the way my taxes are spent. Some quibbles? You bet.

I am not overtaxed. Despite annt he whining one hears up here, our taxes are low compared to many urban areas, especially since there is no sales tax. The combined Permanent Fund Dividend and Resource Rebate more than paid my property taxes (the IRS gets the remainder).

The only notice I can find is from 2006. We paid $1875 and our house was only valued at $175,000 (we could have easily sold it then for $500,000).

Here in NE Indiana we own a 1500 sq foot home that's valued at $126,600.00, which is UP $6500 from last years assesed value and quite a bit from when we built the house four years ago. We pay just over $1000 dollars a year in two installments, it's all taken out of our escrow account portion of our mortgage. We do live in a pretty affluent school district and over half of our tax bill goes to the school - personally I am willing to pay more to that to shore up our schools budget which took a $238 dollar hit per family that paid an average tax bill like ours. We are not over taxed at all. In fact we had out taxes cut by roughly $350 down from last year.

Our house is valued at $96,500.
We pay nearly $2000 a year. Nebraska is in the top 10 of high tax states, and Lincoln is the highest in the state.
And I don't like how they spend it, either.

We live in a 2800 sq. ft home - appraised at about $200,000 - although that appraisal was when it was built. We pay about $4800 in property taxes - and most of those go to the public school. On top of that we pay another property tax to the township, and then a muncipal tax to the township, and a county tax. We live in the great state of PA.

I am SOOO thankful we had a Realtor who knew the tax situation in the area when we bought. If we were to have got a house a few miles down the road in the next county the taxes would have been about doubled. That on top of the the state law allowing counties to be being able to increase the valuation on the property by 10% each year (OR hit you with a catch up reassessment within 5 years for a possible 50% increase in the taxable value of the place - 10% for each year).

California's Prop 13 is a good way to go. The value of a home must be frozen while an owner is in it. Then upon selling the home the price paid would reflect the then current taxable value for the new owners.

In paying my taxes I am mindful of the fact that the majority of the money goes to the school district. I am also mindful that the school district is a bit too "top heavy" in administrators. Why am I paying for both too many chiefs and also having to buy my child's school supplies?

Wisconsin here...a higher tax state. We pay just under $2000 a year for a house valued under $100,000. We live in a very small town though (@1000 people) with it's own school system (11 kids per class) and a generous public works department. The taxes are normal for the area and our current board is one of the few I've seen stay solvent in the last few years so I'm very comfortable with the amount.

They lowered our taxes by a few hundred 3-4 years ago when everyone was reassessed.

I believe my property is appraised for property taxes above what I could sell it for...I pay around 2% of the appraised value in property taxes. Property taxes and insurance account for about 1/3 of my entire housing budget (mortgage, utilities, and upkeep are the other 2/3)

There is no way to give an estimate on property taxes as a state here in Michigan.

Every county and city has different rates. Going across the street in many areas will have a thousand dollar difference or more taxes.

Homes go from anywhere from below 10,000 in the bad areas to over several million in the exclusive areas.

Wow, I thought I'd take the cake with $4300 in Florida....I'm surprised you're paying more in PA with approximately the same square footage - but appraised at least at $300,000 (still). I'm sure I'd beat you on Homeowner's Insurance - but we're happy to be able to get it!

We don't own a home now, since we live in a parsonage and are technically renters, but when we did own a home in south-western Missouri we payed about $800 a year in property taxes. It was taken out of escrow. We paid $78,000 for that house and sold it for $102,000 four years later. It was a 4 bedroom, 2 bath house with two living areas in a nice subdivision. About $700 of that went to the school.

We pay about $1800 a year for homeowner's insurance ($3800 property taxes).

Well, actually if you're a renter, you're paying property taxes. The rent you pay to the owner of the home is what pays the property taxes, as well as the mortgage payments & insurance.

When I owned a home, I paid about $1300 total in two installments per year for a 1400 sq ft home. And living in CA we were under Prop 13, so I knew it would go up very gradually through the years. Our homeowners insurance was about $1k. I never complained about the tax because I didn't think I was paying an outrageous amount. If you doubled that amount then I might have had more to complain about.

We have a mobile home on six acres in rural AR. Our combined personal property and real estate taxes this year was a little over $300.

Here in NC they tax you on your car and your home. My tax bill on a $135,000 home is $1350. Tax on my $5000 car is $54.

The Buffoons on the school board continue to whine for money while producing a failing product. Only 70% graduate from HS. They get around the failing school issue by busing enough failing students around they county so there are no failing schools. The number of failing students remains the same.

In 2006 the Board passed a One Billion dollar bond. This past year they said it wasn't enough and needed another billion dollar bond.

Property taxes on my home are not what has me upset. They are in my opinion somewhat reasonable. Of course I live on "cheap dirt" and the "expensive dirt" on the other side of the tracks so to speak cost their owners a couple thousand more per year than mine. Of course they get some services that I don't.

It's the property taxes on our commercial property, vacant lots in, and on our timber land.

What many of you may not realize is that when you buy a home you helped to pay for the property taxes of the "past" in your purchase price.

When you go to buy a burger at the local hamburger joint their property taxes runs into the tens of thousands and that cost is passed on to you the consumer.

With our timber land when you go to buy your children's school supplies you are paying for that property tax. When you 'wipe" and flush you have just paid hidden property tax. I live in Miss. but the paper may be sold to you in New York. We are all paying hidden school taxes to areas outside our own state.


Taxes are always passed on to the consumer. It's either direct pass so that you can see it or it's hidden.

Although I know this isn't about income taxes I couldn't let this line pass without comment. This is why I like a consumption tax. What you pay is transparent and not hidden. Also the reason it is feared in Washington. If you see clearly you are paying more you may get a little more proactive in urging your representative to vote in your interests.

On that house in Dallas, or anywhere in Texas, I'm betting that $8,000 tax bill did not come from any official voting to increase the tax rate. It probably came strictly from a 10% per year increase in how they value the home. They (the county officials) LOVE to say "I haven't increased your taxes ever!" And he'd be telling the truth. He doesn't need to with the way it is now, they can run with bloated budgets without doing anything.
