This is actually something I had not considered (is my inexperience showing yet? :D) and I do thank you for bringing it to my attention. Is there a reason you can't stay in the house and wait for the market to improve? Well, to be honest we (the wiff and I) are quite tired of living in Phoenix (weather, people(not all), pollution, etc) and are ready to move. My parents are leaving too and they refuse to stick around just because of their house and I kind of feel the same way. Unfortunately we are not as secure as they are so we cannot afford to take a huge hit to our credit or ending up paying on a mortgage for a house we no longer own. So I am just trying to get a feel for what we can do
